The whole rate card in one line: $150 per $1M reviewed.

No seats to count, no page caps, no second invoice when you re-bid a job. One published rate all the way to $80M of bid value, shown next to what a review is worth on the work you actually build.

Graded against a closed job

They kept the answer key. We took the test.

A contractor wrote up every dollar one closed job leaked, then fed the original bid set to Makeoff and graded the review against that log, line by line. Default settings, no custom agents, no tuning to the project. Their dispositions, not ours.

01

The answer key came first

A post-job margin log built from job records, backcharges and labor hours, written before we were involved.

02

The review ran blind

94 issues surfaced from the drawings, the specification and the takeoff, on default configuration throughout.

03

They marked every line

46 log items called caught, reachable, or beyond what a document review should attempt. Nothing was self-awarded.

What it's worth to you

Put your own numbers in.

The study's proportions, applied to your book of work. Bid volume and win rate set the revenue you actually build. The leak rate and catch rate come fixed from the study. You decide how much of a flag turns into a changed bid, and the price reads straight off the published rate.

Above this volume the rate is negotiated, the review is calibrated to your own bid process, and the margin at stake is particular enough that a modelled figure would mislead you. Our enterprise team will build the case on your own closed jobs instead.

Questions estimators ask

Before you ask us.

What counts as bid value reviewed?

The total dollar value of the bid documents you upload in the contract period. Where a package carries no stated value, we take square footage from the drawings and apply the low band of the published cost range for that project type. You can override that figure at upload if your estimating system has a firmer number, and projects under $500,000 in bid value don't count against your commit at all.

We bid the same job five times. Do we pay five times?

No. A project counts once, however many times you re-bid it. If the scope grows between versions, the bid value re-meters up to the largest version we have seen, and you are still billed for that project once.

What happens if we go over the commit?

Your meter is visible all year, and at 80% of your committed volume we get in touch rather than letting it turn into a surprise invoice. From there you either move up a band for the rest of the term or true it up at renewal, whichever costs you less. Past $80M of bid value the rate is negotiated with you rather than read off this page.

Do design phases on one project count separately?

No. SD, DD and CD drawings for the same job are one project. So are basis-of-design documents, addenda, RFI responses, and re-processing documents already in the system. Only a genuinely different project creates a new count.

What can't a document review catch?

Roughly a third of what went wrong on the job in the study was never visible in the documents: field conditions, productivity, and coordination problems that only appear once the work starts. Makeoff reads what is written down. It does not price labor, judge crew performance, or see what happens on site.
